Tokyo Stock Exchange To Begin Calculating Tokyo Stock Exchange REIT Net Total Return Index

Tokyo Stock Exchange will begin calculating and publishing the “Tokyo Stock Exchange REIT Net Total Return Index” in addition to the Price return index and Total return index.

Name	Tokyo Stock Exchange REIT Net Total Return Index
Calculation Method	The same methodology as the Tokyo Stock Exchange REIT Total Return Index is applied except for the point that the total dividend amount is multiplied by “1 - dividend tax rate” when the base market value is adjusted. Projected Launch Date	April　18, 2016
Base Date/Base Value	March 31, 2003 / 1000 points
